Should I Sell My Home Before I Buy My Next One?
In most cases, I would tell a seller to sell first.
That is usually the cleaner and less stressful way to do it.
When you sell first, you know exactly what your home sold for, how much equity you have, and what you are comfortable spending on your next home. That gives you more clarity and helps you make better decisions without feeling rushed.
If you buy first, it can work, but it often creates more pressure. If your current home takes longer to sell or does not sell in the price range you expected, the outcome may be less than ideal. You may end up carrying two homes at the same time, and that can become stressful and overwhelming very quickly.
That said, for some people, moving into the next home first actually feels less stressful. Having time to settle in before preparing or leaving the current home can make the process feel more manageable.
