Is Now a Good Time to Sell a House in Southborough, MA?
Yes — for many homeowners, this is still a good time to sell in Southborough.
But I think the better answer is: it’s a good time to sell if you price your home correctly and go in with the right expectations.
Southborough inventory has stayed low. In my weekly town posts through February 2026, inventory held steady between 10 and 11 homes. That’s still a relatively small number of homes for buyers to choose from, which can work in a seller’s favor.
At the same time, this is not the ultra-fast market we saw a few years ago. Buyers are still out there, but they’re more selective, more price-sensitive, and more willing to wait for the right house.
In February 2026, Redfin reported a median sale price of $920,000 in Southborough, and homes were taking an average of 89 days to sell. Zillow’s estimate of Southborough home values was about $929,309, up 1.8% year over year. So values are still holding, but homes need to be positioned well.
What I’m seeing locally is that if your home is priced under $800,000, it will likely attract more attention and move faster. Once you get above that price point, it can still absolutely be a good time to sell — but sellers need to be more patient, because the buyer pool gets smaller and expectations get higher.
So, is now a good time to sell in Southborough?
