Why selling first often feels easier
One of the biggest reasons selling first makes sense is because it removes a lot of the guessing. Until your current home is sold, there are still a lot of unknowns. You may have an idea of what your home should sell for, but until a buyer is actually under agreement and the sale is moving forward, it is still a projection. Even in a strong market, there can be a difference between what a seller hopes for, what the market supports, and what a buyer is ultimately willing to pay. Once your home is sold, everything becomes clearer. You know your proceeds. You know your budget. You know how much cash you have available for your next purchase. That kind of clarity can make the buying side much less emotional and much less stressful. It also helps you avoid stretching too far financially. Sometimes sellers start shopping for their next home based on an ideal number, only to find that their current home sells for less than expected or takes longer than planned. That can affect timing, financing, and comfort level very quickly. Selling first gives you a more solid foundation.
